This agreement is made between you and Kasa De Horizon Hospitality Pvt. Ltd.. By confirming a booking you accept the terms set out below. We've kept the language as clear as we can — if anything is unclear, our team is a message away.
01Introduction
Welcome to Kasa De Horizon. These Terms & Conditions ("Terms") govern your access to and use of our website, mobile experiences, and the booking of any villa, homestay, or curated stay (each, a "Property") offered through Kasa De Horizon Hospitality Pvt. Ltd. ("Kasa De Horizon", "we", "us", or "our").
By browsing our site, making an enquiry, or confirming a booking, you (“Guest”, “you”) acknowledge that you have read, understood, and agreed to be bound by these Terms together with our Privacy Policy. If you do not agree, please refrain from using our services.
These Terms apply to the lead Guest making the reservation as well as every member of the travelling party. The lead Guest is responsible for ensuring all members are aware of and abide by these Terms.
02Definitions
- “Property” refers to any villa, residence, or accommodation listed and bookable through Kasa De Horizon.
- “Booking” means a confirmed reservation for a Property for specified dates, supported by payment of the required amount.
- “Guest” means the person who makes the Booking and all individuals occupying or visiting the Property during the stay.
- “Booking Amount” means the total tariff payable for the stay, inclusive of applicable taxes and any agreed add-on services.
- “Security Deposit” means a refundable amount held against potential damage or breach of house rules.
- “Caretaker” means the on-site staff appointed by Kasa De Horizon to assist Guests during the stay.
03Bookings & Reservations
A Booking is confirmed only after we receive the required payment and issue a written confirmation via email or SMS. An enquiry, quotation, or held date does not constitute a confirmed Booking.
- The lead Guest must be at least 18 years of age and legally capable of entering into a binding contract.
- All Guests may be required to present a valid government-issued photo identity at check-in.
- Maximum occupancy stated for each Property is strictly enforced. Additional guests are permitted only with prior written approval and may attract extra charges.
- Kasa De Horizon reserves the right to decline or cancel any Booking that appears fraudulent, abusive, or in breach of these Terms.
- Rates are dynamic and may vary by season, demand, and length of stay. The rate confirmed at the time of Booking is the rate that applies.
04Payments & Pricing
All prices are quoted in Indian Rupees (INR) unless stated otherwise and are inclusive of applicable government taxes unless specified separately at checkout.
Payment schedule
- A minimum of 50% of the Booking Amount is payable at the time of confirmation to secure the reservation.
- The remaining balance is due no later than 15 days prior to the check-in date.
- For Bookings made within 15 days of check-in, the full Booking Amount is payable immediately.
Accepted methods
We accept major credit and debit cards, UPI, net banking, and verified bank transfers through our secure payment partners. Kasa De Horizon does not store your full card details. Failure to complete payment by the due date may result in automatic cancellation of the Booking.
05Cancellation & Refunds
Cancellation requests must be submitted in writing to our reservations team. Refunds, where applicable, are calculated on the Booking Amount and processed to the original payment method within 7–10 business days.
- 30 days or more before check-in: 90% of the Booking Amount is refunded.
- 15 to 29 days before check-in: 50% of the Booking Amount is refunded.
- 7 to 14 days before check-in: 25% of the Booking Amount is refunded.
- Less than 7 days before check-in or no-show: no refund is applicable.
Bookings made during peak periods, long weekends, and festive dates may be governed by a separate non-refundable policy, which will be disclosed at the time of Booking. Date changes are treated as a cancellation and re-booking and are subject to availability and prevailing rates.
06Check-in & Check-out
Standard check-in is from 2:00 PM and check-out is by 11:00 AM, unless a different timing is stated for the specific Property.
- Early check-in and late check-out are subject to availability and may attract additional charges.
- The lead Guest must complete identity verification and sign the registration record at arrival.
- Keys and access devices are handed over to the lead Guest, who is responsible for their safe return at check-out.
- Overstaying beyond the agreed check-out time without approval may be charged at the full nightly rate.
07House Rules & Guest Conduct
Each Property is a private residence within a community. Guests are expected to treat the home, its staff, neighbours, and surroundings with care and respect.
- Quiet hours are observed between 10:00 PM and 7:00 AM. Loud music and parties are not permitted unless expressly authorised in writing.
- Smoking is permitted only in designated outdoor areas. Smoking indoors will attract a deep-cleaning charge.
- Pets are allowed only at pet-friendly Properties and with prior approval.
- Illegal activities, possession of prohibited substances, and any act endangering safety are strictly forbidden.
- Guests must comply with reasonable instructions from the Caretaker and local authorities.
Kasa De Horizon reserves the right to terminate a stay without refund if Guests materially breach these house rules or cause a nuisance.
08Security Deposit & Damages
A refundable Security Deposit may be collected before or at check-in. It is held solely to cover loss, breakage, or damage caused during the stay and any breach of these Terms.
- The Property is inspected before arrival and after departure.
- Reasonable wear and tear is not charged to the Guest.
- Costs for damage, missing items, or extraordinary cleaning are deducted from the Security Deposit.
- Where damage exceeds the Security Deposit, the Guest agrees to pay the balance on demand.
- The remaining Security Deposit is refunded within 7 business days of check-out, subject to inspection.
09Liability & Indemnity
Guests use the Property and its facilities — including pools, kitchens, and recreational equipment — at their own risk. Kasa De Horizon is not liable for any injury, illness, loss, or damage to person or belongings except where caused by our proven negligence.
We are not responsible for the loss of valuables left unattended at the Property. To the maximum extent permitted by law, our total liability arising out of any Booking is limited to the Booking Amount paid for that stay.
You agree to indemnify and hold harmless Kasa De Horizon, its staff, and property owners against claims, losses, and expenses arising from your breach of these Terms or your acts and omissions during the stay.
10Force Majeure
Kasa De Horizon shall not be held responsible for any failure or delay in performance caused by events beyond our reasonable control, including but not limited to natural disasters, extreme weather, pandemics, government restrictions, strikes, utility failures, or civil disturbances.
In such circumstances we will make reasonable efforts to offer an alternative Property or a credit for a future stay. Cash refunds in force majeure situations are at our sole discretion.
11Governing Law & Disputes
These Terms are governed by and construed in accordance with the laws of India. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts of Goa, India.
The parties shall first attempt to resolve any dispute amicably through good-faith discussion before pursuing formal proceedings.
We may revise these Terms from time to time. The version published on our website on the date of your Booking applies to that Booking. Continued use of our services after changes are posted constitutes acceptance of the updated Terms. For any questions, contact us at stays@kasadehorizon.com.
